Gross floor area analysis
Gross floor area is the total square footage of a building measured between the outside surfaces of the exterior walls. It is the denominator of the Energy Use Intensity equation (kBtu per sq ft), so even a small measurement error can decide whether a building is compliant or facing penalties.
What is included in gross floor area?
The square footage used for property tax assessment or rentable space is often different from GFA. Benchmarking with the wrong number can lower your chances of meeting the performance standard and avoiding penalties. We measure to the Portfolio Manager definition and file the correction with the program, with third-party verification where it is required.
